Dave Creeggan is a transactional real estate attorney and shareholder at Weintraub Tobin based in Sacramento.

For more than 20 years, clients have turned to Dave for assistance in navigating complex real estate transactions.  Dave understands the business, legal and practical considerations of a successful transaction, and works closely with his clients to achieve their desired results.  His practice includes a broad spectrum of commercial real estate matters, including acquisitions, dispositions, development, financing, tax-deferred exchanges, build-to-suit, ground leasing, leasing for office, retail, industrial and agricultural properties, sale-leaseback transactions, title matters, easements and asset management. His clients range from family-owned businesses to publicly traded companies, and include commercial property owners, investors, developers, asset managers, brokers, and others.

A leader in the community, Dave serves on several boards and participates in numerous organizations throughout the region, including the Association of Commercial Real Estate (ACRE) Sacramento, serving as President in 2024, the National Association of Industrial and Office Properties (NAIOP), the Building Owners and Managers Association (BOMA) Sacramento, and Make-A-Wish Northeastern & Central California. Dave has an AV® Preeminent™ Rating from Martindale-Hubbell®, and was honored with the BOMA Sacramento Service Award in 2017 and as the Principal Member of the Year in 2013.

Dave believes in the importance of community and family. An active father of two, Dave lends his time to coaching his son’s little league baseball team, and enjoys golfing, camping, and fly fishing in his free time. He earned his J.D. from the Santa Clara University School of Law in 2004, and his B.A. from Willamette University in Salem, OR in 2000.

Representative Transactions

  • Closed acquisitions and dispositions of land with prominent local developer totaling more than $500 Million in total consideration.
  • Represented developers in negotiation and preparation of complex acquisition and disposition documents, including agreements for purchase and sale, lot development agreements, cost sharing agreements, escrow holdbacks, deposit and performance deeds of trust, and fee credit assignments.
  • Represented local developer in $114 Million acquisition of land for subdivision and development, and also in subsequent sale of subdivisions to national homebuilders.
  • Represented developer in acquisition of multiple assets with prices ranging from $3 – $6 Million for redevelopment, leasing to NNN tenants, and subsequent sales of the leased-up assets.
  • Represented hotel developer in acquisition of land and entitlement for development and construction of national branded hotel.
  • Represented owner in $34 Million sale of prominent Sacramento multi-building office project.
  • Represented owner in sale of large industrial project to major California utility provider, which required coordination with various federal, State and local governmental agencies.
  • Represented owner in $24 Million sale of multi-building industrial office park.
  • Represented buyer in acquisition of industrial project and related yard space for owner-user redevelopment.
  • Represented owner in $14 Million sale of adjoining large retail centers, including transfer and assumption of cross-collateralized CMBS financing.
  • Represented owner in $27 Million disposition of retail grocery-anchored shopping center.
  • Represented owners/investors in disposition of investment properties and acquisition of replacement assets through 1031 exchanges.
  • Represented international REIT and owner of Sacramento’s tallest office building in office leasing matters, including lease negotiations with Fortune 500 companies for occupancy of entire floors.
  • Represented Opportunity Zone investor owner in complex lease negotiations with major healthcare provider, an NBA franchise and a refinance lender for the lease and significant redevelopment of a downtown Sacramento office building consisting of more than 120,230 square feet. 
  • Negotiated leases, both inline and ground leases, for various landlords with national retailers, including Starbucks, In-N-Out Burger, Chick Fil-A, Dutch Bros, Chipotle, Taco Bell, Round Table Pizza, Subway, Jimmy Johns, Jersey Mikes, El Pollo Loco, Walmart, Safeway, Grocery Outlet, Big Lots, Ross Dress for Less, TJ Maxx, Tractor Supply, Five Below, AutoZone, Petsmart, Planet Fitness, 24 Hour Fitness, Quick Quack Car Wash, and Waterfly.
  • Represented owners in medical office leasing to large major medical organizations, including Sutter Health, UC Davis Health Care, Common Spirit, Davita, and Pacific Dental.
  • Represented landlords and tenants in ground leasing for student housing development, hotels, carwash facilities, and fast casual and fast food restaurants with drive through services.
  • Represented multiple owners in connection with office building leases to the State of California.
